Texas self-storage site feasibility checklist

Self-storage feasibility depends on both the approval path and whether the usable site can support a competitive, financeable buildout.

1. Confirm the proposed use path

Research land-use treatment, development standards, screening, lighting, signage, fire access and any conditional or special-use process.

2. Calculate usable acreage

Separate gross acreage from setbacks, easements, drainage, detention, access, fire lanes and utility areas.

3. Test access and visibility

Research driveway authority, turning movements, median limitations, frontage, emergency access and signage constraints.

4. Develop the unit program

Define climate-controlled and drive-up mix, rentable square feet, phasing and expected stabilization rather than relying only on gross building area.

5. Model market and economics

Document trade area, competing supply, rents, occupancy, concessions, development cost, NOI, break-even and sensitivity assumptions.

6. Identify professional exhibits

Plan for survey, civil concept, drainage, geotechnical, environmental, appraisal and market work when required by the project or lender.
