What lenders need in a development feasibility package

A lender-ready package should organize the borrower's project around the lender's actual checklist rather than promise that one generic report guarantees financing.

1. Describe the project and request

State the parcel, ownership, proposed development, phase, schedule, financing purpose, requested amount and repayment plan.

2. Reconcile sources and uses

Show land, hard costs, site work, utilities, professional fees, financing costs, contingency, reserves, borrower equity and requested debt.

3. Support revenue and operating assumptions

Document pricing, rents, occupancy, absorption, ancillary income, operating expenses and stabilization timing with appropriate market evidence.

4. Calculate underwriting measures

Present NOI, DSCR, LTC, LTV, break-even occupancy, development yield and cash requirements using clearly labeled assumptions.

5. Stress the project

Show the effect of cost increases, delays, lower revenue, slower absorption, higher vacancy, interest-rate changes and lower exit value.

6. Track independent reports

Identify appraisal, environmental, engineering, survey, title, architecture, market-study and legal materials, including who orders and relies upon each document.

7. Confirm lender-specific requirements

Obtain the lender's checklist and record remaining conditions. PermitOS can organize the package but cannot guarantee eligibility or approval.
